Self Builder

Your own home.
A clearer starting point.

You have an idea of the home you want. How do you turn that into a plot and a project that work?

I’ve been in your shoes.

In 2015, I bought a plot of land and we went on to build our own family home. I understand the excitement, the uncertainty and how personal each decision can feel. I bring that first-hand experience alongside my professional knowledge to help you find a clear way forward.

Illustrative contemporary Scottish home integrated into its landscape

Start with possibility.
Then test the practicalities.

A beautiful plot can conceal difficult questions. Graham brings land, development and housebuilding experience to decisions about an individual home as well as larger schemes. The same disciplines of testing the budget, understanding risk and choosing a workable route apply before you commit.

From idea to a workable plan

Build confidence
before you build.

01

Find the right starting point

Translate the home you want, your budget and location into a sensible plot search. GBR can help identify opportunities, including a targeted approach to owners.

02

Know whether the plot works

Look beyond the setting. Consider access, services, planning position, ground conditions and the questions your specialist advisers need to resolve. Bring these into the appraisal.

03

Understand the commitment

Build a realistic development budget and test the assumptions before agreeing a price. Consider the cost of the land, professional input, construction, funding, contingency and time.

04

Put the right team around it

Agree a strategy, negotiate the acquisition and select the right consultants. Graham can provide project-management support and a commercial sounding board as the project moves forward.
