Land & Property Owner
What could your
property become?
Sell it. Develop it. Find a partner. Before choosing a route, understand what each could mean for you.

You don’t need
the answer yet.
An attractive proposal can still leave important questions unanswered. What is the realistic potential? Is the value there? How much time, capital and risk would you take on?
GBR helps you work through those questions before committing to a direction, from an individual asset or a few plots through to strategic land involving thousands of homes. Helping determine the right question is often the first part of the instruction.
Make an informed choice
Clarity before
commitment.
01
Understand the potential
Review the site, its context and the realistic development options. Bring planning and technical advice into the picture where needed, then test what is commercially viable.
02
Compare the routes
Selling, developing and working with a partner involve different commitments and risks. Set out the options, costs and likely dependencies so that the decision fits your circumstances.
03
Protect your position
Price is only one part of an offer. Compare conditions, timing, obligations and the credibility of the other party. GBR can help with partner selection, marketing strategy and negotiation.
04
Move forward with a plan
Whether the answer is a disposal, joint venture or a development project, establish who needs to do what next. Graham can remain involved to coordinate the route forward.
In practice
Major Residential Masterplan — Scotland
The challenge
A residential masterplan involving thousands of homes needed a clearer commercial route forward. Infrastructure commitments, planning obligations, development phasing and the market for serviced land had to be considered together.
What GBR did
GBR reviewed the strategy and high-level financial position, examining infrastructure sequencing, housebuilder participation, land-release options and alternative delivery approaches. The review set out a practical roadmap for further investigation and decision-making.
The value
The work identified the dependencies that mattered most and the steps required to test a more workable delivery strategy. The result was a structured set of options and priorities to inform specialist input, future partner discussions and long-term commercial decisions.
