Make the next move
fit the bigger picture.
Are you buying opportunities, or simply buying what happens to be available?
A portfolio should
have a purpose.
It is easy for individual deals to take over the conversation. Step back: does your portfolio still match what you want to achieve, and where should the next tranche of capital go?
Graham helps connect investment decisions to a clear commercial strategy, then tests the opportunities against it.

A disciplined approach
Strategy first.
Then the deal.
01
Start with the purpose
Review what you hold, what it contributes and what you need from the next investment. Set clear acquisition criteria around income, growth, capital, time and risk.
02
Find opportunities that fit
Use the criteria to guide a targeted search across on- and off-market opportunities. Screen the proposition against the strategy before investing too much time in a deal.
03
Test the investment
Challenge values, costs, rental assumptions, funding and the downside. Coordinate due diligence, negotiate terms and build a practical asset or business plan.
04
Keep the portfolio deliberate
Hold, improve, refinance or sell: each asset needs a reason to remain. Review performance against the plan and consider when recycling capital would better serve your objectives.
In practice
Residential Portfolio — Six Homes
The challenge
An investor needed the purchase terms and funding to work together for a portfolio of six new-build homes. The decision involved the overall acquisition proposition, rather than simply identifying properties to buy.
What GBR did
GBR negotiated directly with the housebuilder at board level, securing an agreed portfolio discount and additional items including appliances, fencing and turf. DMK Finance separately developed and arranged the funding proposition.
The value
The acquisition and funding were completed. Bringing the property negotiation and finance work together established a workable route to purchase, with improved acquisition terms and a clear distinction between commercial advice and finance arrangement.
