Commercial Development — Aberdeenshire

The challenge
The client needed to establish whether a commercial development opportunity was viable, then put the right people, terms and process in place to move it forward.

What GBR did
GBR began with financial appraisal and viability testing. The instruction expanded into helping assemble the professional team, including tendering for architectural, legal, engineering, quantity surveying and agency services. Graham also negotiated heads of terms, oversaw the legal process and supported progression through to planning submission.

The value
The client gained continuity from the initial commercial assessment through team selection, negotiations and the planning submission stage. What began as a viability review became broader support to turn the opportunity into a coordinated project. Further client support is planned as the project advances.

Major Residential Masterplan — Scotland

The challenge
A residential masterplan involving thousands of homes needed a clearer commercial route forward. Infrastructure commitments, planning obligations, development phasing and the market for serviced land had to be considered together.

What GBR did
GBR reviewed the strategy and high-level financial position, examining infrastructure sequencing, housebuilder participation, land-release options and alternative delivery approaches. The review set out a practical roadmap for further investigation and decision-making.

The value
The work identified the dependencies that mattered most and the steps required to test a more workable delivery strategy. The result was a structured set of options and priorities to inform specialist input, future partner discussions and long-term commercial decisions.

Residential Portfolio — Six Homes

The challenge
An investor needed the purchase terms and funding to work together for a portfolio of six new-build homes. The decision involved the overall acquisition proposition, rather than simply identifying properties to buy.

What GBR did
GBR negotiated directly with the housebuilder at board level, securing an agreed portfolio discount and additional items including appliances, fencing and turf. DMK Finance separately developed and arranged the funding proposition.

The value
The acquisition and funding were completed. Bringing the property negotiation and finance work together established a workable route to purchase, with improved acquisition terms and a clear distinction between commercial advice and finance arrangement.
